The exemption from land registry entry fees for private real estate purchases now applies from April 1, 2024

There is a tax exemption of 500,000 euros, and for amounts over two million euros the full amount must be paid. The measure initially runs until the end of June 2026
From April 1, 2024, the land registry and mortgage registration fees totaling 2.3 percent of the purchase price no longer have to be paid.
Main residence is mandatory
The regulation applies to property prices (assessment basis) of up to 500,000 euros and is apparently limited to "urgent housing needs," according to a statement from the parliamentary correspondence; the registration of a main residence in the property in question will therefore be a prerequisite.
The 500,000 euros can be seen as a kind of tax exemption. For amounts between 500,000 euros and two million euros, the regular fees must be paid (1.1 or 1.2 percent of the purchase price). So if a property costs 750,000 euros, the first 500,000 euros are tax-free and fees only have to be paid for 250,000 euros. However, if the purchase price exceeds two million euros, fees are charged from the first euro.

Measure limited to June 30, 2026
The regulation applies specifically to property purchases after March 31, 2024 and receipt of the registration application from July 1, 2024 by the land registry court. The measure is limited to two years. It is therefore valid until June 30, 2026 at the latest.
